What Changes the Price?
Most furnace cleanings are a flat job. Three things change that.
Where the unit sits
house An open basement is quick. A crawlspace, an attic, or a closet packed with storage adds time before the work even starts.
How long since the last one
wrench A furnace done last year is straightforward. One that ran through a renovation without a filter is a different afternoon.
Whether you want the ducts too
checkbox Doing both together costs less than two visits, and it's the only way to stop the clean half recontaminating itself.
Thinking about the ducts as well?
Say so when you call. The bundle is cheaper and it's what we'd recommend if it's been a few years.
WHEN TO CALL US
Signs It's Due
Any one of these is enough.
- Burning dust smell the first few times it runs each season
- More dust settling around the house than there used to be
- Some rooms warm, others not, with no obvious reason
- Longer run cycles for the same result
- The blower sounds louder or rougher than you remember
- You can't remember the last time anyone opened it
Six things there, and the last one catches most people. A furnace gives almost no warning before it needs attention, because nothing about it gets worse suddenly. It just gets a little less efficient every month until the bill arrives. One that isn't on the list because it isn't a cleaning problem: soot marks around the furnace, a yellow burner flame instead of blue, or a carbon monoxide alarm going off. Those are combustion faults. Stop the system and call us, and tell us that's what you're seeing so we bring the right person.
WHAT'S INCLUDED
What We Clean
Because we hold a gas contractor licence, we can work on both halves of the furnace. Most companies selling furnace cleaning in this city can only do one.
The air side
- Blower assembly, including the wheel, housing and motor exterior
- Cabinet interior
- Return and supply plenums
- Filter housing and rack
- Air cleaner cabinet, if you have one
The combustion side
- Burner assembly, burner ports and air openings
- Heat exchanger surfaces
- Pilot or ignition assembly
- Flame sensor
- Vent connection and its condition
The blower wheel is the part that earns the visit. It's a drum with dozens of narrow blades, and dust doesn't sit on it evenly. It packs into each blade until the wheel is effectively smaller than it was built to be, and the system quietly loses airflow it never gets back on its own. Cleaning it means getting into the blades, one at a time. Wiping the housing does nothing.
Flame sensors are the other one worth naming. A sensor with a thin film on it stops reading the flame properly, and the furnace shuts itself down as a precaution. People replace boards over this. It's a two minute clean.
OUR PROCESS
How the Job Runs
Eight stages. The order is the part that matters.
Inspection
Gas or electric, filter condition, how the airflow is behaving, and what the burner flame looks like before anything is touched.
Containment
Sheets down. Furnace rooms are usually next to something you'd rather not clean afterwards.
Shut down and isolate
Power and gas off before the cabinet opens.
Blower out
On most units the assembly comes out so the wheel can be cleaned blade by blade. This is the bulk of the work and the bulk of the difference you'll notice.
Burners and heat exchanger
Burner assembly removed and cleaned, ports cleared, heat exchanger surfaces cleaned, flame sensor and ignition assembly cleaned.
Cabinet, plenums, filter housing
Brushed and vacuumed with the vacuum capturing rather than moving it around.
Filter
We check the size and rating, fit a new one if you've got it, and tell you exactly what to buy if you haven't.
Relight and test
The system runs a full cycle. We check the flame pattern, confirm airflow at the registers, and don't leave until it's behaving. An hour and a half to two hours for most homes. Tight access or a second system adds to that, and we'll say so when you book rather than when we arrive.

FURNACE AND DUCT CLEANING
Doing the Furnace and the Ducts Together
Here's the thing nobody selling one of these tells you about the other.
The furnace and the ductwork are a closed loop. Air leaves the furnace, goes out through the supply ducts, comes back through the returns, and passes through the furnace again. Clean the furnace and leave the ducts, and within weeks the blower is pulling the same debris back over the parts you just paid to have cleaned. Do it the other way around and the ducts get reloaded from the furnace.
Which is why our air duct cleaning service includes the furnace's air side rather than charging separately for it, and why furnace and duct cleaning booked together costs less than the two apart.
So, practically:
If it's been three or more years, or you've renovated, or you're seeing debris at the registers, book both. The ducts are where the volume is.
If the ducts were done recently and it's the unit that's struggling, furnace cleaning on its own is the right call and there's no reason to pay for more.
If you've just moved in and have no idea, book both once and then keep the furnace on an annual schedule afterwards. That's the pattern that costs the least over time.
Not sure? Describe what's actually bothering you on the phone. Sometimes the answer is a fifteen dollar filter, and we'd rather tell you that than sell you a service you don't need.
ELECTRIC SYSTEMS
If Yours Is Electric
No burners, no gas line, no heat exchanger, no flue. An electric furnace heats with resistance elements, so the whole unit is air side and the whole unit gets cleaned in one visit, elements included.
These are more common here than people expect, particularly in older apartments and in homes converted when electricity was the cheaper option in this province. If you've never seen a gas meter or a flue pipe at your place, that's probably what you have.
Dust on the elements is what produces the burnt smell in the first cold week. It burns off harmlessly and it's also completely avoidable.
Electrical faults are a different trade. If an element has failed or a sequencer is sticking, we'll tell you what we found and you'll want an electrician or an HVAC technician.
