How you get a real number. Tell us roughly how many vents you have and we'll give you a range on the phone. We confirm the exact figure at your door, after looking at the actual system, before any equipment comes out of the van. If it's more than you expected, you send us away and you owe nothing.
Camera inspection is free, but ask for it when you book rather than on the day.
What Changes the Price?
Four things move the number on a duct cleaning quote. We look at all of them before giving you a figure.
Number of vents
house This is the main one. A compact two storey home with fourteen vents takes longer than an open bungalow with eight, so square footage tells you less than you'd think.
How reachable the ductwork is
checkbox An open basement run is quick. Ducts threaded through a crawlspace or attic take real time to reach, which is common in older Vancouver character homes.
What's built up inside
wrench Renovation dust, rodents or years of pet hair all need extra passes. A system that's never been cleaned takes longer than one done five years ago.
Where you are
map pin Rates are the same everywhere we go. Jobs outside the Vancouver core carry a higher service minimum to cover travel, which is why booking two services in one visit usually makes sense if you're further out.
Not sure how many vents you have?
Call us and we'll walk you through counting them in about a minute.

How to Tell If You Actually Need It
Most duct cleaning companies won't write this section. The US Environmental Protection Agency publishes consumer guidance on exactly this question, and two of its warnings are aimed squarely at our own industry: don't hire duct cleaners who make sweeping claims about health benefits, because those claims aren't backed by evidence, and don't hire duct cleaners who tell you it should be part of routine maintenance.
So we won't tell you to do this every two years. Here's what actually justifies a cleaning:
You can see mould growing inside the ductwork or on other parts of the system. This is the clearest reason of the lot and the EPA treats it as a red flag.
Something has been living in there. Rodents, insects, nests. It happens more than people expect in older East Van and Burnaby houses with duct runs through the crawlspace.
There's so much debris in the system that it's visibly blowing out of the registers.
You've just finished a renovation. Drywall dust travels everywhere and it will keep recirculating for years.
You've bought a house and have no idea when the system was last touched, or whether the previous owner smoked.
And here's what doesn't justify it: a light film of dust on the register grilles. That's normal, and wiping it off is the whole job.
If you're not sure which side you're on, ask us for the camera inspection when you book. If the system looks fine we'll tell you it looks fine, and you'll have paid nothing.
OUR PROCESS
How the Cleaning Works
How you get a real number. Tell us roughly how many vents you have and we'll give you a range on the phone. We confirm the exact figure at your door, after looking at the actual system, before any equipment comes out of the van. If it's more than you expected, you send us away and you owe nothing. Camera inspection is free, but ask for it when you book rather than on the day.
Inspection
We look at the duct layout, find the access points, and check the condition of the system before deciding anything. On older Vancouver homes the ductwork often isn't where the drawings say it is.
Negative pressure goes on
A HEPA-filtered negative air machine connects to the system and stays running for the entire job. This is what makes duct cleaning safe rather than an exercise in redistributing dust around your living room.
Agitation
Rotary brushes and air whips work the duct walls to break the buildup loose. Different duct materials need different tools, and sheet metal and fibreglass-lined duct don't get treated the same way.
Blower and furnace components
Cleaned separately by hand, because a brush on a cable won't reach a blower wheel properly.
Final check
We go through the system with you. The standard for a finished job is visual: everything should be visibly clean, and you shouldn't be able to spot debris with the naked eye.

Camera Inspection
We can run a camera through the main duct lines and show you what's in there, before and after. There's no charge for it.
One thing to know: ask for it when you book. It's extra equipment and extra time on site, so the technician needs to have it in the van and the appointment needs the room. If you call us on the day the answer is often no.
It's worth asking for, especially if you're unsure whether you need the service at all. A visual inspection is the most reliable way anyone can verify what's in a duct system or whether a cleaning was done properly.

Air Conditioning and Cooling Systems
Cooling in Vancouver has gone from a luxury to standard in about a decade, and the equipment that got installed in that rush is now old enough to need attention.
AC cleaning is a different job from duct cleaning, though the two are usually booked together because the technician is already at the air handler.
The evaporator coil is the part that matters. It sits in the air handler, it's cold and wet whenever the system runs, and it collects a layer of dust that turns into a damp mat. That mat restricts airflow, makes the system work harder for less cooling, and is the usual source of a musty smell that shows up the first hot week of the year. We also clean the condensate drain pan and line, which is the other common source of that smell and, when it blocks, of water where you don't want it.
If your AC shares ductwork with the furnace, which most systems here do, cleaning one and not the other doesn't make much sense.

The Whole System, Not Just the Ducts
This is the part that separates a real cleaning from a quick vacuum. Duct industry standards are explicit about it: if you only clean part of the HVAC system, the parts you skipped recontaminate everything you just cleaned. It's the same logic as mopping half a floor.
On every job we clean:
Supply and return trunk lines
Every individual vent run
Registers, grilles and diffusers
The return air plenum and supply plenum
The blower compartment, blower wheel and motor housing
The heat exchanger surface and air handler interior
The furnace filter housing
If a company quotes you for "the vents," ask which of the above they're touching. The answer is usually "the vents."

What We Don't Do
Sanitizing and antimicrobial sprays
These get sold as an add-on almost everywhere. We don't offer them. Even biocides registered with the EPA can irritate eyes, nose and skin, and none are registered for use on fibreglass duct board or fibreglass-lined duct, which covers a lot of the systems in this city. Where fibreglass duct material is genuinely wet or mouldy, the EPA and the duct cleaning industry standard both say the same thing: it gets replaced, not sprayed.
Duct sealants and coatings
Sold as a way to lock remaining dust to the duct walls. If the cleaning was done properly there's nothing left to lock down. A coating over a half-finished job is still a half-finished job.
Scare tactics
Nobody on our team works on commission, and nobody is going to come up from your basement with a photo of somebody else's ductwork.
CONDOS . STRATA . ACCESS NOTES
Condos, Apartments and Strata Buildings
Condo duct systems are smaller and simpler, which is why the price is lower. The complications are all about the building rather than the ductwork.
The service elevator usually has to be booked ahead. Tell us the building and we'll fit inside its window. Underground parkades are the recurring problem: a lot of them have a clearance bar around six foot eight, and a service van won't fit under it, so we need surface parking or the loading bay. Better to sort that out on the phone than to have a technician circling the block.
Some buildings run shared ventilation shafts that belong to the strata rather than to your unit. If that's your situation, the work has to go through building management and we can talk to them directly.

Vancouver Specifics
Two things about this city change the job.
The first is moisture. Nine months of damp air moving through a duct system is a different environment from the prairies, and the parts of a system most likely to grow something here are the ones that stay wet: the AC coil, the drain pan, and any fibreglass-lined duct that's had water near it.
The second is the housing stock. Character homes in Kitsilano, Dunbar and East Van tend to have ductwork retrofitted into a house that was never designed for it, running through crawlspaces and closed-in ceilings with access points in unhelpful places. Newer builds and townhomes are usually straightforward. Both are fine, but they take different amounts of time, which is why a phone estimate is only ever an estimate.
How Our Air Duct Cleaning Works
Before We Arrive
We follow a thorough, professional process to remove dust and contaminants from your duct system, helping you enjoy cleaner air and a more comfortable home.
- Clear a path to the furnace or air handler
- Make sure the vents and returns are reachable, so move furniture off any floor registers
- Take fragile things off surfaces near the vents
- Put pets somewhere safe, the equipment is loud
- Have parking and building access instructions ready
- Mention recent renovations, water damage, or anyone in the house with breathing sensitivities
