Houses, Not Towers
Coquitlam went up. PoCo mostly went sideways.
Drive through Birchland Manor or Oxford Heights and it's rancher after rancher, sixties and seventies, on flat ground with a driveway. Mary Hill sits a bit higher and the houses are older again, some of them the original PoCo housing stock. That's most of this city: detached homes, townhouse complexes, front doors you can park in front of.
Which makes the job simpler than it is three kilometres west. No elevator to book, no loading bay window, no clearance bar keeping the van out of a parkade. The hoses run from the driveway and we're working inside ten minutes.
The age of the houses is the thing that actually matters here. A seventies rancher off Prairie Avenue or Cedar Drive usually has ductwork nobody has opened since it went in, a dryer run that crosses a finished basement, original bathroom tile, and a wood-burning fireplace if it was never converted. That's a different afternoon from a 2018 townhouse near Fremont Village, where the ducts are short, the dryer vents almost straight out, and the tile is porcelain.
One more thing, and it's specific to the low ground. The stretch between the Coquitlam River and the Pitt, around Riverwood and down toward Blakeburn, sits close to the water table. Crawlspaces there hold damp in a way they don't up on Citadel Heights. If your ducts run through a crawlspace and there's a musty smell for the first ten minutes after the furnace fires up, say so when you book. It changes what we look for.
