Who We Clean For
Carpet in a strata corridor wears differently from carpet under a row of office chairs. So we plan each job around the building and the people using it, not around a fixed package.
Property Managers and Strata Councils
Corridors, elevator landings, lobbies and amenity rooms carry every resident, mover and courier, and they show it first. We set up one-time cleans ahead of move-in season or an inspection, or a recurring schedule the council can put in the budget.
Before the first visit we can send a certificate of insurance and a WorkSafeBC clearance letter, the two documents most management companies ask for. Looking after individual suites as well? Our residential carpet cleaning service covers homes and condos, with prices published.
Offices
Office carpet fails in predictable spots: the path from the elevator to reception, the strip outside the kitchen, the worn circles under desk chairs. We clean open floors, meeting rooms and private offices in the evening or on weekends, so Monday starts on a dry floor. Carpet tiles and glue-down carpet get controlled moisture to protect the adhesive underneath.
Retail, Restaurants and Hospitality
Shop and restaurant entrances take the heaviest soil in any building we clean. Kitchens add grease, which gets walked into dining rooms and back hallways. We book these jobs before opening or after close, and hotels usually split the work floor by floor so rooms stay in rotation.
Clinics, Schools and Daycares
Patients wait in chairs and kids sit and play on the floor, so what goes into the carpet, and how long it stays damp, matters more here. Our cleaning solutions carry the CRI Seal of Approval and WoolSafe approval. Most carpet dries in 4 to 6 hours, which suits an evening or weekend visit.
Boats and Yachts
We also clean carpet on board boats and yachts moored in Port Moody and other Lower Mainland harbours. Dock access and parking change from marina to marina, so we confirm both, plus the hose route, before booking.
Our Method
How We Clean Commercial Carpet
Every commercial job we take on uses truck-mounted hot water extraction, the method most carpet manufacturers name in their care and warranty guidelines. It rinses soil out of the pile rather than drying it in place.
Truck-Mounted Hot Water Extraction
Heated cleaning solution goes into the carpet under pressure and is pulled straight back out, carrying the loosened soil with it. The machine stays in our van. Its noise and exhaust stay outside too, and only the hoses come into your building.
Pre-Treatment for Traffic Lanes and Spots
Grey traffic lanes, coffee spills and the dark patch inside every entrance get a targeted pre-treatment first, so the soil lets go during extraction. If something still shows after the main pass, it gets a second, focused treatment before we pack up.
Faster Drying for Occupied Spaces
Most commercial carpet is dry in 4 to 6 hours. Leaving the building’s ventilation on and doors to cleaned rooms open shortens that, and we’ll point out any area that needs longer. On an evening job, the floor is usually ready before staff arrive.
Maintenance Programs
One-Time Deep Clean or a Maintenance Program?
A one-time clean works before a lease handover or inspection, or after renovation dust has settled. Occupied buildings get more out of a program, because carpet cleaned on schedule never reaches the stage where traffic lanes stop coming out.
Vancouver adds its own wear. From fall to spring, wet shoes bring grit and moisture through every entrance, and each rainy day grinds that soil a little deeper. That is why we usually suggest an extra visit to entrances and lobbies during the wet months.

Treat these as starting points. After the first visit we adjust them to how quickly each area actually soils. Regular extraction also gives you the service record many carpet warranties ask for, so file our invoices with the building’s maintenance records.
Step by Step
How a Commercial Job Runs
The order is the same whether we're cleaning one boardroom or a full building. Skipping steps is how stains come back a week later, so we don't.
Site walkthrough
We check the carpet type, the areas involved, problem stains and access, including parking, loading, elevators and how far the hoses need to run.

You get a written quote and a time window that suits your operating hours.
Pre-treatment
Traffic lanes, entrances and spots are treated before the main clean.

Building Logistics
Working Around Your Building
In commercial work, the carpet is rarely the hard part. Getting hoses, crew and a van into a building that's still operating is where planning pays off.
- Evenings and weekends: We clean outside business hours, in the evening, early morning or on weekends, so nobody works around equipment.
- Elevators and loading: We book the service elevator and loading zone through your building manager, the same way we handle condo towers downtown.
- Hose reach: Truck-mounted hoses typically reach about 200 to 300 feet from the van. On taller buildings we confirm during the walkthrough which floors are in range.
- Security: Hoses need a way in, usually a loading door. We agree with you or your security team which door stays open, and a crew member stays near it.
- Notices: You get the date, time window and expected drying time in advance, ready to post for tenants or staff.
How We Quote
How Commercial Pricing Works
We don't publish a commercial price list. Two buildings with the same floor area can need very different amounts of work, and a flat rate would overcharge one and shortchange the other. Your quote depends on:
What shapes your quote
Total carpeted area and how it’s spread across floors
Carpet type and how heavily the traffic areas are soiled
Access: parking, elevators and hose distance
Whether the work happens during business hours, evenings or weekends
How often you want the carpet cleaned

One Contractor
More Services for Commercial Buildings
The crew that cleans your carpet can also take care of the fabric and airflow side of a commercial space. That means one contractor, one schedule and one invoice.
Office furniture
Desk chairs, lobby seating and fabric partition panels through our upholstery cleaning service.
Entrance mats and rugs
Area rug cleaning for the mats and rugs that stop soil before it reaches the carpet.
Strata dryer vents
Dryer vent cleaning for multi-unit buildings, where lint collects along long vent runs and turns into a fire risk.
Ventilation
Air duct cleaning for offices and common areas, so dust isn’t blown back over freshly cleaned floors.
