Transparent Pricing
What Move-Out Carpet Cleaning Costs
Same prices as any home clean. Most one-bedroom and small two-bedroom rentals fit inside the $129 package, and empty rooms are quicker to clean than furnished ones, so a move-out is usually the fastest appointment we do.

Price Factors
What Changes the Price?
The package covers most rental units. Three things move it, plus one timing tip.
Room count
Each room beyond the first three is $39. In a townhouse, the stairs usually matter more than the rooms.
Stairs
Priced per block of 15 steps, because every step is cleaned by hand.
Distance
Prices are the same everywhere we go. Units outside the Vancouver core carry a higher service minimum to cover travel.
Moving at the end of the month?
Book early. The last week of every month is when everyone needs carpets cleaned at once.
BC Tenancy Rules
When BC Expects Tenants to Clean the Carpets
The Residential Tenancy Branch publishes a policy guideline on who's responsible for what in a rental, and it's specific about carpets. In plain terms:
Landlord: at the start of a tenancy
The landlord is expected to hand over clean carpets in reasonable repair.
Tenant: during the tenancy
Cleaning the carpets now and then is the tenant’s job.
Tenant: after a tenancy of a year or more
The tenant is generally expected to have the carpets steam cleaned or shampooed when they move out.
Tenant: after any length of tenancy
If there were pets that weren’t caged, if anyone smoked inside, or if the carpet was stained deliberately or carelessly, the tenant can be expected to clean it regardless of how long they lived there.
Hot water extraction, which is what we use, is the method most people mean when they say steam cleaning. You can read the guideline yourself in RTB Policy Guideline 1. This is general information rather than legal advice, so check your own tenancy agreement too. Some leases spell out carpet cleaning in more detail.
The Receipt
The Receipt Is the Part That Protects You
A carpet that looks clean on inspection day is good. A receipt that proves it was professionally cleaned, and when, is better, because a deposit dispute comes down to what you can show. Keep it with your move-out inspection report.
What we won't do is promise you'll get your deposit back. That's between you, your landlord and, if it comes to it, the Residential Tenancy Branch. After every move-out job we email a receipt with:
- The date of the clean
- The rental address
- What was cleaned, room by room, including stairs
- Any pet urine treatment applied
- The amount paid
Timing
When to Book It in Your Move
Carpet cleaning goes near the end, but not right at the end.
After the furniture is out
We can clean the whole floor instead of working around a sofa, and nothing heavy gets dragged across damp carpet afterwards.
After any painting or patching
Paint drips and drywall dust land on the carpet. Clean it last so you’re not paying to clean it twice.
Before the inspection, with drying time
Carpet takes 4 to 8 hours to dry. Don’t book the walkthrough for the same afternoon: damp carpet looks darker and patchy.
Watch the elevator booking
In a condo or apartment building, your movers have probably reserved the service elevator for move-out day. Our hoses and equipment need it too, so book us for the next day or ask the building for a second window. And for month-end moves, book early: that’s when carpet cleaners fill up first.
What We Can and Can't Fix
What a Move-Out Clean Can Fix, and What It Can't
A professional clean takes out most of what a tenancy leaves behind: traffic lanes down the hallway, the grey patch where the couch was, everyday spills, and most pet accidents caught within reason.
Some things aren't dirt, and no clean changes them. The first three can count as damage under a tenancy; the last two are generally treated as normal wear. If we see anything a clean won't shift, we'll tell you before we start.
- Bleach spots and colour loss: missing dye rather than a stain.
- Burns: from an iron, a candle or a dropped curling iron.
- Pet damage to the pile: chewed or clawed edges.
- Sun fading near windows.
- Worn-out carpet: carpet that's simply at the end of its life.
Pets and Smoking
Pets and Smoking
These are the two situations where BC's guideline can expect carpet cleaning even after a short tenancy, so they're worth getting right. Tell us about either when you book, so we leave enough time.
Pets
Urine soaks past the carpet into the underlay. A surface clean hides the spot for inspection day and the smell comes back with the heat. We treat the full area with an enzyme product, included in the price. If the underlay is too far gone, we’ll say so.
Smoke
Smoke residue settles into carpet fibres. Hot water extraction takes out a good part of it from the carpet itself, though smell in the walls and ventilation is a separate problem.
Already Booked a Cleaner?
Already Booked a Move-Out Cleaner?
Plenty of people book a general move-out cleaning company for the kitchen, bathrooms and appliances, then find out on the day that the carpets weren't included, or were done with a small portable machine. We don't clean ovens or bathrooms. We clean carpets, and that's usually the part a landlord looks at hardest.
Some property managers also ask for a receipt from a dedicated carpet cleaning company rather than a general cleaner. If yours does, that's exactly what you'll get from us.
Day 1: your move-out cleaner
Kitchen, bathrooms and appliances.
Day 2: AAA Miracle
The carpet, with a dated receipt, ideally the day after they finish so the floors aren’t walked on wet.
Landlords and Property Managers
For Landlords and Property Managers
The guideline puts the job on the landlord at the start of a tenancy: clean carpets for the incoming tenant. If the outgoing tenant didn't do it, or you'd rather control the result yourself, we work in the gap between tenancies, which is often a day or two.
- Building access: we deal with building management directly for elevator and parking.
- Billing: we invoice you or your company rather than the tenant.
- Several units: we can do multiple units in the same building on the same visit.
- Furnished units: upholstery cleaning for the sofa and chairs can go on the same booking.
Our Process
How a Move-Out Clean Runs
Walkthrough
We go through the empty unit with you, or whoever has the keys, note any stains or damage, and confirm the price.
Dry vacuuming
Months of grit come out of the pile before any water goes down.
Pre-treatment
Traffic lanes, the spot where the bed or couch sat, pet areas and stains get a treatment matched to the fibre.
Hot water extraction
The truck-mounted unit rinses the carpet and pulls the water straight back out, so it dries faster than a rental machine would leave it.
Grooming and receipt
The pile is set so it dries evenly for the inspection, and the receipt goes to your email.
An empty one-bedroom usually takes an hour or two
You don’t need to stay once the walkthrough is done, as long as we can reach you.
