A typical one-bedroom or small two-bedroom fits inside the $129 package. A three-bedroom house with a hallway and one flight of stairs usually lands around $189.
How you get a final number: we confirm the price during a short walkthrough at your door, before any cleaning starts. Nothing is added without you agreeing to it.
What Changes the Price?
The package covers most smaller homes. Three things move it from there.
How many rooms
Each room beyond the first three is $30, as long as it's under 200 sq ft. Open-plan living and dining areas are sometimes measured as two rooms.
Stairs
Priced in blocks of 15 steps. Every step is done by hand, so a staircase takes about as long as a bedroom.
Where you are
Rates are the same everywhere we go. Homes outside the Vancouver core carry a higher service minimum to cover travel.
Count your rooms and stairs, and tell us if you have pets.
That's everything we need to give you a number.
Room by Room
Residential Carpet Cleaning, Room by Room
Carpet doesn't get dirty evenly, and the rooms that look fine are often not the ones that need the work.
Hallways: The narrowest part of the house takes the most traffic. A grey lane down the middle of a hallway is soil packed into the pile, not a stain, and it usually comes out.
Stairs: Every step is a pivot point for every foot, and the front edge of each tread takes most of it. Stairs go flat and dull before any room does.
Living room: The area in front of the sofa, the path to the kitchen, and wherever the dog sleeps. Body oils and pet oils build up here and hold onto dust.
Bedrooms: Usually the cleanest rooms in the house, except for the strip beside the bed and in front of the closet.
Basements: The damp ones. Carpet laid over concrete in a Vancouver basement holds moisture through the winter, and that’s where musty smells start. Tell us if your basement carpet smells off before we arrive.
Pets at Home
How Often Should You Clean Carpets If You Have Pets?
With one cat or dog, every 6 to 12 months. With several pets, a puppy that's still learning, or an older pet having accidents, closer to every 3 to 6 months.
The reason is less about what you can see and more about what builds up underneath. Pets shed hair and dander that settles deep in the pile, they carry in dirt on their paws, and the oils in their coat leave a film wherever they lie down. That film holds dust, and after a few months a favourite spot looks darker than the rest of the carpet even when it’s been vacuumed every day.
A few things push a home toward the shorter end of that range:
- More than one pet, or a large dog that sheds heavily
- Light coloured carpet, where the oily patches show sooner
- Someone in the house with allergies, since dander is what most people react to
- Any accidents at all, even ones you cleaned up yourself
Between professional cleans, vacuum the areas your pets use most at least a couple of times a week, and deal with accidents the same day. Urine that sits overnight goes into the underlay, and that’s a much bigger job than a fresh spot.
Pet Accidents
Pet Urine and the Smell That Comes Back
Urine isn't a surface stain. It soaks through the carpet into the underlay, and sometimes into the subfloor. Clean only the top and the source is still there, so the smell returns the first humid day.
We find how far it actually spread, which is always wider than the mark you can see, then treat that whole area with an enzyme product that breaks the urine down rather than covering it, and give it time to work before extraction. Pet urine treatment is included in the price, not charged on top.
Sometimes the underlay is past saving. If it is, we'll tell you before we start, because no amount of cleaning fixes saturated underlay and we'd rather not charge you for a clean that won't hold.
Please mention pets when you book: it tells us how much time to set aside and makes sure the right treatment is on the van.
DIY or Professional
A Home Carpet Cleaner or a Professional Clean?
Plenty of people own a home carpet cleaner or rent one from a hardware store, and for some jobs that's the right call. A fresh spill, a small accident, a quick refresh on one area between professional cleans: a home machine handles those fine.
Where they struggle is the whole-house clean. A home unit puts down a lot of water and doesn't have the suction to pull most of it back out, so the carpet stays wet for a long time, and whatever soil and detergent the water loosened sinks back toward the backing instead of leaving with it. That's why a carpet can look good the day after a DIY clean and worse two weeks later: the leftover detergent is sticky, and sticky carpet pulls in dirt.
A truck-mounted system does the opposite. The water is hotter, and the vacuum sits in the van rather than in a box on your floor, so far more of the moisture and soil comes back out with each pass.
A practical rule: if a spot is less than a day old, try a home machine or a clean white towel and cold water. If the whole room looks tired, or a smell keeps returning, that's a professional job.
Our Process
How We Clean Carpet in Your Home
Walkthrough:
We look at every room with you, check the fibre and any damage, note the spots you're worried about, and confirm the price.
Dry vacuuming:
Loose grit comes out before any water goes down. Wet grit turns to slurry and gets pushed deeper, so this step is not optional.
Pre-treatment:
Traffic lanes, pet areas and spots get a solution matched to the fibre, and it's given time to work.
Hot water extraction:
The truck-mounted unit rinses the carpet under pressure and pulls the water straight back out.
Grooming:
The pile is raked in one direction so it dries evenly and stands up again.
A typical home takes two to four hours. You don’t need to leave while we work.
After the Clean
Drying and Getting Back on It
Most carpets are dry in 4 to 8 hours. Thick pile, basements and the wet months push it toward the longer end.
What helps: run the furnace fan or HVAC on circulate, turn on the bathroom and kitchen fans, and keep interior doors open. On a rainy day, opening windows usually makes it slower, not faster.
Walk on it in clean socks only until it's dry, keep pets off it, and don't put furniture back until it's dry all the way through. Wooden furniture legs on damp carpet can leave a stain that won't come out.
If a spot you watched us clean seems to reappear as the carpet dries, that's called wicking: residue from deep in the pile rising to the surface as the moisture evaporates. Call us. It usually comes out with a second, targeted pass.
Moving
Moving In or Moving Out
Moving in, it's worth having the carpet cleaned before the furniture arrives. You don't know what the last household had, pets included, and an empty room cleans better than one you're working around.
Moving out of a rental is a different job, with BC tenancy rules and a landlord's inspection involved. We've put everything about it, including the receipt you'll want for your deposit, on our move-out carpet cleaning page.
Between Cleans
Keeping It Clean Until Next Time
Most of what shortens a carpet's life happens between professional cleans, so a few habits go a long way:
- A mat inside and outside each door catches most of the grit before it reaches the carpet
- Vacuum slowly, and more often in hallways and on stairs than in bedrooms
- Blot spills, never rub, and use cold water before anything from the store
- Rearrange furniture now and then so the same paths don't wear in
- Shoes off at the door, if the household will go along with it
If you've already used a store spot cleaner on a stain, tell us which one when we arrive. Some leave a residue that reacts with professional solutions.
More Than Wall to Wall
Our Other Carpet Services
A home carpet is usually only part of what needs doing.
Area rugs: Loose rugs are cleaned differently from fitted carpet, with the method matched to the fibre, so they have their own page: area rug cleaning.
Sofas and chairs: If the couch needs doing too, upholstery cleaning booked on the same visit costs less than two separate trips.
Offices and strata buildings: For carpet in a workplace, a rental office or the hallways of your building, see commercial carpet cleaning.
North Shore homes: There's a dedicated page for carpet cleaning in North Vancouver.
And for what smaller homes usually pay, see our breakdown of small apartment carpet cleaning costs.
