How Much Does Carpet Cleaning Cost for a Small Apartment

Most people asking how much carpet cleaning costs for a small apartment in Vancouver want a number, not a lecture. So here it is first: at AAA Miracle, three rooms and a hallway cost $129. That covers most one and two bedroom apartments in the city. The full price list for our carpet cleaning in Vancouver is right below.

Service Price
3 rooms + 1 hallway $129
Each additional room $30
Stairs $30 per 15 steps
Pet urine treatment Free
Area rugs $10 per 10 sq. ft.

A room means a standard bedroom or living area up to [ROOM SIZE CAP] sq. ft.

If another company quoted you something very different, keep reading. Flyers promising three rooms for $99 turn up all over Metro Vancouver, and very few of those jobs actually end at $99. Below you’ll find what your apartment would cost with us, what the rest of the market charges, and how to tell a real quote from a teaser.

What Your Apartment Would Cost With AAA Miracle

A price list only helps once you can see it applied to a real floor plan. These are the layouts we clean most often in Vancouver apartments and townhouses:

  • One bedroom condo (bedroom, living room, hallway): covered by the $129 package
  • Two bedroom apartment (two bedrooms, living room, hallway): $129
  • Two bedroom plus den (four rooms and a hallway): $129 + $30 = $159
  • Three bedroom townhouse with one flight of up to 15 stairs (four rooms, hallway, stairs): $129 + $30 + $30 = $189
  • Add a 5×8 area rug (40 sq. ft.): +$40

Pets had an accident on the carpet? That treatment doesn’t change any of the totals above.

The Going Rate for Carpet Cleaning in Vancouver

No one regulates carpet cleaning prices in BC, but local price lists and verified reviews land in a fairly narrow band. This is what Vancouver companies currently publish:

Pricing model Typical Vancouver range
Per room About $40 to $80, with some companies going up to $90
Per square foot $0.25 to $0.50
Stairs Around $30 to $90 per set, depending on length and condition
Premium operators First room near $195, each extra room around $75, hallways around $50

HomeStars, which builds its Vancouver cost guide from verified homeowner reviews, puts the average carpet cleaning job at roughly $259. Reported jobs run anywhere from $100 to $1,000.

Run a two bedroom apartment through those numbers and you get something between $150 and $260. That’s our reading of what local companies charge, not an official figure. Still, it’s a good gut check when a price looks suspiciously low.

Why the $99 Carpet Cleaning Deal Rarely Stays at $99

The $99 flyer isn’t a lie on paper. The trouble starts when the technician is standing in your living room. A proper hot water extraction job needs a trained tech, a van, fuel, parking (which is never cheap in Yaletown or the West End), pre-treatment, cleaning solution and real time in each room. At $99 for three rooms, something gives. Usually it’s one of two things.

The price climbs once they’re inside

This is the old bait and switch. Consumer guides that track these offers point out that “whole house for $99” is almost never what the customer ends up paying. The extra charges tend to arrive in the same places:

  • Pre-spray or traffic lane treatment sold as an upgrade
  • Deodorizer or pet odour treatment added on at the door
  • A “room” defined so small that your living room counts as two
  • Hallways and stairs billed separately, even though you assumed they were part of the three rooms

Or the price holds and the cleaning suffers

Sometimes the company really does charge $99. Then the time and product per room get cut instead. You get one fast pass of the wand, no pre-treatment, and a carpet that looks better for a week. The deeper soil stays put, and so does detergent residue. Residue is sticky. It grabs new dirt, so the carpet goes dull again sooner and you end up booking twice as often.

Either way, $99 is a marketing number. The better question to ask any company is simple: what will the invoice say?

What Pushes a Carpet Cleaning Quote Up or Down

Two apartments with the same floor plan can get quotes that are $100 apart. These are the factors that actually move the number:

  1. How a room is defined: Most companies cap a room at a set square footage. An open living and dining area can count as one room or two, depending on who’s quoting.
  2. How dirty the carpet is: A carpet vacuumed every week cleans faster than one that hasn’t been touched in two years. Heavy soil means more pre-treatment and extra passes.
  3. Stains and pet accidents: Coffee, wine and urine all need targeted treatment, and many companies charge for it separately.
  4. Carpet fibre: Nylon is forgiving. Wool needs gentler chemistry and more care, which usually costs more.
  5. Building access: High-rises add elevator bookings, loading zones and long hose runs. In a Coal Harbour or Metrotown tower, that can add real time to the job.
  6. Season: Vancouver’s wet months push a lot of grit into entryways and hallways, and spring is when calendars fill up fastest.

What Makes the $129 Package Different

On paper, $129 isn’t far from a $99 flyer. The gap shows up after the work starts. Hallways sit inside the package instead of on a separate line. Pet urine treatment, the add-on that inflates a lot of budget quotes, costs nothing extra. And every item that can change your total is in the table at the top of this page, so you can work out your own invoice before you pick up the phone.

AAA Miracle has cleaned carpets across Metro Vancouver since 2004. Our crews are covered by WorkSafeBC and fully insured, and the products we use carry the CRI Seal of Approval and WoolSafe approval, which matters if you have wool carpet or rugs at home.

Six Questions to Ask Before You Book Any Carpet Cleaner

Book with us or with someone else, it doesn’t matter. Asking every company the same questions is the fastest way to compare quotes fairly:

  1. How many square feet counts as one room?
  2. Is the hallway included, or is it extra?
  3. Is pre-treatment of traffic areas and spots part of the base price?
  4. What do you charge for pet urine or odour treatment?
  5. Is there a fee for high-rise access or parking?
  6. Is the number you’re giving me now the number on the final invoice?

If a company can’t answer those clearly on the phone, the flyer price probably isn’t the price you’ll pay.
